Plan it properly. Build it once.
Extensions, kitchens and knock-throughs, lofts, bathrooms and office fit-outs across London and the Home Counties. One coordinator takes your project from the first message to final sign-off, working with vetted local builders.
How a project runs
We are a coordination company. We take your brief, match it with an independent builder from our vetted network, and stay on the job as your single point of contact until it is signed off.
Send us a message
Answer a few quick questions on WhatsApp and send photos of the space. It takes about two minutes.
Free survey visit
We visit, measure and talk through what you want, what is possible, and what approvals might be needed.
Written quote
You get a clear written scope of works and a price, so you know exactly what is included before anything starts.
Approvals in order
Drawings, building control, structural calculations and party wall notices, arranged where your project needs them.
The build
A vetted local builder carries out the work. Your coordinator keeps you updated and handles any changes.
Sign-off
Final snagging walk-round and completion certificates handed over, so the job is closed properly.

Rear extension
- Planning
- Many single-storey rear extensions fall under permitted development (typically up to 3 m deep on an attached house, 4 m on a detached one), with larger depths possible through prior approval. Conservation areas and flats follow different rules.
- Building regs
- Building Regulations approval is always needed: foundations, insulation, drainage, structure and fire safety are inspected.
- Neighbours
- Work on or near a shared boundary usually needs Party Wall Act notices. Building close to a public sewer may need a build-over agreement with the water company.
- Typical build
- Often 10–16 weeks on site, depending on size and finish.
Kitchen and knock-through
- Structure
- Removing a load-bearing wall needs a structural engineer's calculations, temporary propping and a steel beam on padstones.
- Building regs
- Structural alterations are notifiable to building control, who inspect and sign off the work.
- Services
- New kitchen circuits fall under Part P electrical safety; gas work must be done by a Gas Safe registered engineer.
- Typical build
- Often 2–4 weeks for the opening, plus kitchen fitting.
Loft conversion
- Types
- Rooflight (least change), rear dormer (most common), hip-to-gable and mansard (most space, usually needs planning permission).
- Planning
- Many dormers fall under permitted development, within volume limits (typically 40 m³ for terraced and 50 m³ for semi-detached or detached houses).
- Building regs
- New floor structure, insulation, a protected fire escape route and suitable stair headroom are all checked.
- Typical build
- Often 6–10 weeks.
Bathroom
- Waterproofing
- Showers and wet rooms need proper tanking under the tiles; most leaks come from skipping this step.
- Electrics
- Bathrooms are special locations under Part P, with zones that limit what can go where.
- Ventilation
- An extractor fan sized to Building Regulations Part F prevents condensation and mould.
- Typical build
- Often 2–3 weeks.
Office fit-out
- Permissions
- Most leases need the landlord's written consent (a licence for alterations) before work starts.
- Fire safety
- New partitions must keep escape routes, fire doors and alarm coverage compliant.
- Services
- Lighting, power and data cabling planned around desks and meeting rooms.
- Disruption
- Work can be phased or done out of hours so the business keeps running.
